SUMMARY:

The Assistant Community Director works with the Community Director to oversee the operational and financial aspects of a property. The Assistant Community Director assists the Community Director in the oversight of the community providing the necessary leadership, guidance and motivation to ensure a positive working environment and quality community living and manages the process of rent collection, delinquency, and oth
er accounting responsibilities as needed. Successful Assistant Community Directors will have proven ability to multitask and analytical and time management skills and be customer focused.

Requirements:

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Core duties and responsibilities include the following. Other duties may be assigned.
  • Ensures all rents are collected when due and posted in a timely manner, issues appropriate notices when necessary (late payments, evictions, returned checks, etc.).
  • Closes month with delinquency level no higher than indicated by Community Director.
  • Coordinates with maintenance staff to ensure timely recondition of apartments after move-out, complete deposit accounting move-out statements.
  • Accurately completes monthly pre-close and close out process and makes necessary corrections.
  • Assists in oversight of renewal and resident retention program, distribute and follow-up on renewal notices.
  • Assumes Community Director duties in absence of immediate supervisor in accordance with company and community guidelines.
  • Performs duties of a leasing professional when directed and/or required.
  • Assists with vendor/contractor communications concerning work scheduling, billings, vendor relations and certifications of insurance.
  • Manages accounts payable for community, submits all approved invoices to corporate office for payment following company guidelines.
  • Maintains a professional, friendly, and inviting atmosphere at the community.
  • Accurately maintains prospect, traffic and rental record logs and pertinent leasing data.
  • Responsible for maintaining organized, accurate, and up to date files for all residents.
  • Performs filing for the office as needed.
  • Maintains thorough and accurate product knowledge of the community and that of the major competitors through site visits, tours, shops, telephone surveys and follow-ups.
  • Ensures the entire office environment is professional, well-organized, and meets all safety standards.
  • Works with colleagues and Community Director to develop and implement sales and marketing strategies.
  • Informs maintenance staff of any possible issues on the property.
  • Performs review of all vacant apartments to show the unit rent ready (smells good, looks good, and creates an environment that a prospect wants to call home).
  • Accepts service requests from current residents and coordinates completion with maintenance staff, following up to ensure customer satisfaction.
  • Attends work as scheduled to support the ongoing success of the company.
  • Other duties, responsibilities and special projects as assigned.
SUPERVISORY RESPONSIBILITIES:

This position has no direct supervisory responsibility.

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills:

To perform this job successfully, an individual should have knowledge of word processing software, internet software, Microsoft Excel, PowerPoint, Onsite, and Yardi Voyager system experience a plus.

Education/Experience:

High School Diploma or equivalent required. Bachelor\'s degree (B. A. / B. S.) from four-year college or university strongly preferred; and more than three years related experience and/or training in residential property management preferred; or equivalent combination of education and experience.
