The Commercial Superintendent is a key on-site leader responsible for overseeing all aspects of the construction process, ensuring that projects are completed on time, within budget, and to the required quality standards. This role demands strong leadership, communication, and organizational skills to manage daily site activities, coordinate with subcontractors, enforce safety protocols, and maintain compliance with regulatory requirements. The Commercial Superintendent plays a pivotal role in the successful execution of construction projects, serving as the primary point of contact between the project team, clients, and on-site personnel.

Core Responsibilities:
Project Planning
- Work with GS in plan review, develop site mobilization plan, review project scope, and ensure all site-required documentation is on hand.
Project Supervision
- Oversee daily construction activities on-site, including work progress, safety protocols, quality control, and communication.
Safety Compliance
- Enforce and promote adherence to all safety protocols, PPE, and required OSHA postings. Perform daily site and equipment safety inspections. Host weekly safety meetings with all on-site personnel. Maintain a clean and well-organized job site.
Schedule Management
- Maintain the project schedule and provide regular updates to the project team and stakeholders. Provide a 3-week look ahead to PM and all subcontractors every week.
Quality Control
- Maintain high-quality standards and meet clients' expectations by conducting regular inspections of all work and materials provided by subcontractors, vendors, and consultants. Ensure compliance with all construction documents and applicable building codes.
Subcontractor Coordination
- Coordinate sequencing of work and adherence to the project schedule and scope.
Project Documentation
- Maintain accurate and organized project documentation, including daily progress reports, JHAs, and safety meeting logs. Collaborate with PM to review and prepare RFIs, submittals, and change orders.
Permit and Regulatory Compliance
- Ensure all necessary permits, licenses, and regulations are followed during the project. Schedule and attend all inspections.
Communication
- Maintain effective communication with all project stakeholders and team members. Provide timely and accurate updates on project status.
Project Meetings
- Preside at constructability reviews, job walks, OAC meetings, and project team meetings.
Project Closeout
- Monitor punch-list creation and completion. Assist PM in compiling as-builts, warranty information, operation and maintenance manuals, and successful project completion.
Coordination:
Project Manager:
Collaborates closely with the Project Manager to ensure that the project progresses according to plan and that any issues are addressed promptly.
Assistant Superintendent:
Provides direction and support to the Assistant Superintendent to ensure effective site management and task completion.
Foremen and Field Labor:
Directs the activities of Foremen and Field Labor to ensure that all site work is completed safely, efficiently, and to the required standards.
Subcontractors:
Works closely with subcontractors to coordinate their work and ensure it is completed on schedule and according to specifications.
Clients:
Communicates with clients as needed to provide updates on project progress and address any concerns they may have.

Site Inspections:
Regularly inspect the job site to ensure compliance with project plans, safety standards, and quality expectations.
Material Management:
Oversee the receipt, storage, and handling of materials to ensure proper inventory levels and quality control.
Conflict Resolution:
Address and resolve any conflicts or issues that arise on-site, involving the project team or subcontractors.
Training and Mentorship:
Provide training and guidance to Assistant Superintendents and Project Engineers to promote professional development and ensure adherence to best practices.
Keys to Success:
Site Safety Enforcement
Maintain a site with zero safety incidents by enforcing safety protocols, conducting regular site safety inspections, and holding weekly safety meetings with subcontractors and trade-workers.
Effective Daily Reporting
Provide accurate, timely, and detailed daily reports to the Project Manager and relevant stakeholders.
Subcontractor Coordination and Quality Assurance
Ensure that subcontractors adhere strictly to their schedules and quality requirements through effective daily coordination and communication.
Qualifications and Skills:
Education:
High school diploma or equivalent required; Bachelor's degree in Construction Management, Engineering, or related field preferred.
Experience:
Minimum of 5-7 years of experience in construction management, with at least 3 years in a supervisory role.
Skills:
Strong leadership, communication, and organizational skills; proficiency in construction management software (Autodesk Construction Cloud, Bluebeam, etc.); solid understanding of construction methods, materials, and regulations.
Preferred Experience:
Experience with commercial construction projects ranging from $5M to $50M.
Proficiency in Microsoft Project for schedule management.
OSHA certification is highly desirable.
Work Environment:
The role is based on-site at various construction locations. The work environment may include exposure to varying weather conditions, loud noise levels, and other site-specific conditions. The position requires the use of personal protective equipment (PPE) and adherence to all safety protocols.
