Position Purpose Ensures the physical integrity of the community by both coordinating and performing maintenance activities including completing work orders and preparing apartments for move-in. Responsible for grounds upkeep and preventative maintenance. Partners with the community manager to provide leadership to the maintenance team, modeling the work performance, attitude and behavior that is expected for all team members. Essential Responsibilities \xef\x81\xb2 Coordinates maintenance activities for the community. Performs tasks or assigns to other staff members. \xef\x81\xb2 Oversees and inspects work of staff. \xef\x81\xb2 As working lead, performs duties of maintenance technician including:
Diagnoses and performs minor and routine maintenance and repair such as: electrical, plumbing, AC, heating, appliances, pools, water irrigation, fire suppression, stairs, gates, fences, patios, railings, carpet, tile, flooring, roofing, gutters, lighting, fireplaces, ceiling fans, doors, cabinets, windows, locks, security systems, etc.
Handles resident complaints in a timely manner.
Inspects and helps coordinate all needed make-ready repairs and services, responsible at times to complete a make ready.
\xef\x81\xb2 Maintains awareness of the condition of the physical property throughout the community. Immediately corrects unsafe conditions and plans corrections for other needed repairs. \xef\x81\xb2 Maintains records of all preventative maintenance, service requests, expenditures, make-ready, etc. \xef\x81\xb2 Maintains inventory of needed parts and maintenance materials. Orders as needed, utilizing a computerized ordering system. \xef\x81\xb2 Manage the on-call process so residents\xe2\x80\x99 issues are responded to in a timely fashion. This includes carrying the on-call pager or utilizing a personal cell as needed/assigned, taking residents\xe2\x80\x99 calls through the answering service to respond in a timely manner to emergency maintenance calls and being available to take other maintenance technicians\xe2\x80\x99 calls with technical questions. \xef\x81\xb2 Responsible for grounds, pool and exterior upkeep, ensuring the property is attractive and functional for residents and prospects. \xef\x81\xb2 Handles AC diagnostic troubleshooting work orders & repairs/replacements successfully, minimizing the use of outside contractors. Teaches other maintenance team members AC fundamentals and assists in their technical development. \xef\x81\xb2 Models the work performance, work ethic, attitude and behavior that is expected of all team members. \xef\x81\xb2 Other duties as assigned. Assists the maintenance team in any aspect of their positions. Job Specifications \xef\x81\xb2 Three years\xe2\x80\x99 prior experience in related field required. \xef\x81\xb2 HVAC certification required. If not certified, ability to become certified within the timeframe designated by the community manager. \xef\x81\xb2 Knowledge of safety regulations with an ability to maintain the highest safety standards. \xef\x81\xb2 Basic level computer knowledge to communicate via email using Outlook, use computerized time keeping system, order materials online. \xef\x81\xb2 State driver\xe2\x80\x99s license, working vehicle for occasional use during business hours and proof of liability insurance. \xef\x81\xb2 Ability to provide personal hand tools and cell phone for use at work. \xef\x81\xb2 Proactive, positive attitude to lead and assist maintenance team to ensure that residents\xe2\x80\x99 needs are met and prospects view a community in which they would like to live; a sense of urgency; organizational skills. \xef\x81\xb2 Strong communication skills and behaviors that reflect Haley Residential\xe2\x80\x99s core values.
