About You:

The responsibilities of the Project Manager, Design and Delivery are as broad and varied as the components that go into a successful building. You\xe2\x80\x99d be the nerve center of your projects, putting your deep knowledge of construction, critical path analysis, budgeting and management into play every day. You would also draw upon your interpersonal skills such as motivation, mentorship, problem solving and conflict resolution, because at the end of the day, it\xe2\x80\x99s the team that gets the job done.

Every day as a Design & Delivery Project Manager is different! On any given day, you might:

  • Cut the ribbon on a project that you led through all stages of development, from initial needs-analysis through closeout;
  • Develop systems to govern multiple projects and their deliverables, schedules and budgets, and then aggressively manage them make sure all milestones are met;
  • Lead regular project meetings with your team and with vendors to review budgets and milestone markers, and to pool your collective knowledge to address problems;
  • Meet with city agencies to obtain all necessary permits and approvals for renovations and new-builds, and file all official documents such as Notice of Completion;
  • Monitor sites for job safety and strict adherence to municipal and Disney regulations/policies;
  • Update Owner Controlled Insurance Program and Builder\xe2\x80\x99s Risk Insurance policies on a regular basis;
  • Develop and update schedules for each project to insure on-time procurement of materials, deployment of labor force and project completion;
  • Coordinate sourcing & procurement, and develop scope-of-work and bid processes and RFPs for architects, general contractors and systems installments;
  • Collaborate with Disney stakeholders to put together project funding documentation, then present to senior management;
  • Conduct site visits and interface with stakeholders to learn the specific needs of each business;
  • On a monthly basis, review payments for contractors, architects, consultants and other vendors;
  • Forecast costs and cash flow, and collaborate with Project Control to create reports that resonate with senior leaders;
  • Manage the change-order process with vendors and internal workforce, and negotiate change-order claims with vendors;
  • Pro-actively communicate status of projects to senior leaders and stakeholders;
  • Oversee punch-lists and close-out procedures to hand-over a completed project to other members of the team;
Here is what you will need to be successful in the role:
  • A minimum of five years of project management (or 3- 5 years of Disney project management), either with a general contractor, project management firm or owner, coordinating both ground-up and tenant improvement work;
  • Experience juggling multiple projects at once, and prioritizing competing work streams;
  • Draw up on your technical skills to solve problems, handle detail and complexity;
  • Deep knowledge of local/regional codes and ordinances that inform a building design;
  • Sensitivity to the \xe2\x80\x9cPR\xe2\x80\x9d impact of a proposed plan within Disney and to the public at large;
  • Bottom-line orientation \xe2\x80\x93 you keep things on track while respecting the budget;
  • Understand the need to work with stakeholders to understand the unique workplace needs that will impact space planning and interior design;
  • Proficiency reading/interpreting construction documents, leases and contracts;
  • Sharp verbal and written skills to communicate effectively with all part of the project team, including design, sourcing, finance, IT, corporate real estate and project control;
  • Success interacting with third-party vendors such as architects, contractors and FF&E manufacturers;
  • Create strong partnerships within your team, support common goals and group achievements, and use your management skills to help your people develop their careers within Disney;
  • Conflict resolution skills, and ability to develop win/win solutions;
  • Resource Management: Can coordinate external resources such as:
  • Architects, designers, consultants and engineers
  • General contractors, municipal permitting and safety officials
  • Proficiency in Microsoft Office programs
  • Licenses: PMP, EIT, PE and/or Architect\xe2\x80\x99s License
Education is important to us, here\xe2\x80\x99s what we are looking for:
  • Bachelor\xe2\x80\x99s degree in a core discipline such as Construction Management, Engineering, Architecture or a related field required
  • Master\xe2\x80\x99s degree in Construction Management Real Estate Development, Business or Architecture (with requisite development work) preferred

The hiring range for this position in California is $112,012.00 - $150,260.00 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate\xe2\x80\x99s geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
