Nuveen Green Capital finances clean energy retrofits and clean new construction on commercial buildings through an innovative program called C-PACE (Commercial Property Assessed Clean Energy). C-PACE is a public-private financing mechanism through which private lenders provide low-cost, long-term funding for energy efficiency, renewable energy and water conservation projects in commercial properties. C-PACE financing is repaid as an assessment on the property\'s regular tax bill and processed the same way as other local public benefit assessments have been for decades. C-PACE is gaining traction among real estate owners and developers who are incorporating this specialty financing into their capital stacks. Position Summary:

The Sr. Manager, Construction Risk and Portfolio Management plays a key role in protecting Nuveen Green Capital\xe2\x80\x99s investments by ensuring successful completion of construction loans. This role offers a unique opportunity to work in a passionate, quickly-growing, powerfully-resourced, and sustainability-focused commercial real estate lending company. A successful candidate will have deep experience in the construction of medium to large scale commercial real estate, be skilled at managing borrower and other counterparty relationships, and enjoy creative problem solving as it relates to commercial real estate development.

Key Responsibilities and Duties

Review and opine on construction risk prior to loan closing to ensure successful projects and tolerable risk levels that fall within NGC\xe2\x80\x99s portfolio performance expectations.

  • Review proposed projects for completion risk including construction budget, schedule, contractor qualifications, and construction contracts. NGC will engage third party engineering firms for support in these areas, project dependent.
  • Identify any likely schedule impacts such as the potential for scope changes or weather interference. Anticipate other potential roadblocks to completion.
  • Review status of trade bids and construction budget for constructability, adequacy of contingency, overall risk.
  • Review disbursement plans for clarity around execution and risk to NGC.
Track construction assets in coordination with NGC\xe2\x80\x99s Asset Management and Disbursements team in event of budget overruns, change orders, budget gaps, and delayed projects.
  • Step in as needed to understand and resolve issues on construction projects.
  • Reconcile project budgets including tracking budget reallocations, change orders, commitments, expenditures, financing costs and forecasts.
  • Participate in or lead negotiation with key stakeholders. Identify solutions to protect NGC\xe2\x80\x99s interests throughout construction, modifying or adding as appropriate: loan terms, funding timeline, project scope, additional funding requirements, etc.
  • Maintain exceptional internal and external relationships.
  • Coordinate any necessary due diligence with third party vendors.
  • Conduct project site inspections to ensure work in place is compliant with original plans and the progress is in alignment with presented schedules.
Efficiently risk-manage a portfolio of closed loans, with multiple projects in various phases in various locations at any given time.
  • Work with asset management team to identify potential issues.
  • Report on construction status and performance of assigned portfolio.
  • Participate in internal project status update meetings with Originators and their teams.
  • Provide status updates to business leaders on projects. Identify concerns and propose specific actions to ensure optimal completion of the projects.
  • Share technical expertise with team members.
  • Deliver ongoing feedback at operational level. Review and share recommendations on current processes and procedures with the goals of reducing risk and increasing efficiency.

Required Qualifications:

3+ years experience in construction of commercial real estate

Preferred Qualifications:

5+ years experience in construction of commercial real estate

Bachelor\xe2\x80\x99s degree in Engineering, Architecture or Construction Management from a top institution. Graduate degree in a related field is a plus.

Experience working on 10+ ground up construction projects with significant field experience and exposure to initial construction through delivery.

Fluency in construction. Capacity to comprehend, analyze, and work with construction documents including contracts, budgets, schedules, plans, draw requests, etc. and to manage and inspect work in progress. Ability to evaluate contractor qualifications. Experience with review of change orders, pay applications, invoice reconciliation, and related documentation.

Fluent in basic CRE underwriting including market analysis, valuation, property cash flow review, financial review, ownership structures, environmental risk and remediation.

Excellent written and verbal interpersonal and communication skills; ability to positively engage with internal (deal teams, asset managers) and external stakeholders (borrowers, lenders, contractors).

Exceptional problem-solving skills; ability to think strategically and creatively and to respond and determine solutions in a timely manner in order to initiate change and action.

Proven ability to deliver results, including successfully resolved issues.

History of providing top customer service.

Ability to self-manage a large volume of tasks and respond to changes in priority.

High degree of integrity, self-motivated and self-directed.

Base Pay Range: $118,300/yr. - $145,000/yr.

Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
